Hayward's Mansion Holiday Lights and the December Window for Sellers

Tuesday, December 1, lights up Mt. Eden Mansion at 2451 West Tennyson Road in Hayward, from 5:30 to 7:30 p.m., free, and Thursday, December 3, brings the same H.A.R.D. holiday lighting to Meek Mansion at Meek Estate Park, 240 Hampton Road, where the Hayward Area Historical Society opens the house for self-guided holiday tours. For sellers in Hayward and San Lorenzo, the first week of December is not a dead zone on the calendar. It is the start of a month when the area’s families are out in the evenings. Here is what Tim Fiebig reads into those two evenings, and what they mean for a year-end listing.

Two historic estates, one message about the area

Mt. Eden Mansion dates to the 1870s and Meek Mansion to 1869, and both are kept going by the Hayward Area Historical Society and the recreation district. A community that preserves and lights its oldest houses, on free family evenings, is describing itself: people here maintain what they have, show up for one another, and treat local history as a shared asset. Buyers comparing Hayward and San Lorenzo neighborhoods weigh that kind of anchor the same way they weigh the library, the parks, and the trails. Tangible institutions, a history society with a full calendar (the November 8 Veterans Day program and the November 14 history walk at Lone Tree Cemetery, for example), and a recreation district with a real events program all read as signs of a maintained, organized town.

The December market for Hayward and San Lorenzo sellers

Inventory thins in December across the East Bay, and so does the flow of new listings, which is exactly why a well-priced December launch can face less competition. A mid-October 2026 MLS snapshot compiled by BayAreaModern counted about 1,684 active listings across Alameda County with a median list price of $950,000, a sense of the wider market these towns sit in. Buyers still touring in December are often on work or relocation schedules that will not wait for spring, and the 30-year fixed rate at 7.32% for the week of October 22, 2026, per Freddie Mac, has stayed near where it has been, so financing has not swung the picture recently.

The December plan Tim outlines in the December listing plan applies on the Hayward side of the line too: price from recent comps, finish preparation in November, launch when the calendar turns, and keep evening and weekend showings open through the mansion lightings and the fairgrounds’ light shows.

What to do now, in late October

  • Decide on the listing date before Thanksgiving. The crammed holiday weeks are not the time to be finishing paint and staging.
  • Get the preparation list early. The repairs and improvements post covers what to fix and what to skip before a winter launch.
  • Plan for evening showings. The December evenings the mansions light up are the same evenings buyers can tour, so keep a warm, well-lit house ready from late afternoon on.
