The Light Parade and the Holiday Selling Window in Castro Valley

November is when Castro Valley lights up. The Chamber of Commerce hosts its annual Light Parade on the boulevard, holiday fairs and drive-through light shows return to the fairgrounds, and downtowns across the East Bay hold their tree lightings. For sellers, that calendar is also a market signal: the weeks before the holidays are a distinct selling window, and the listings that sell in it are priced and prepared before it opens. Here is how Tim Fiebig reads the season, and what it means for a Castro Valley listing right now.
What the Light Parade looks like
The Castro Valley Light Parade, sponsored by the Castro Valley/Eden Area Chamber of Commerce, turns Castro Valley Boulevard into a street fair every November. This year it lands on Saturday, November 14: the boulevard closes to traffic between Lake Chabot Road and Redwood Road, vendors and neighbors crowd the sidewalks from mid-afternoon, and the electric parade steps off at 5:30 p.m. with floats, music, and the whole town watching. The Chamber posts each year’s confirmed details on its event calendar as the date approaches.
Watch that parade crowd and you are watching the local buyer pool in miniature. These are the same neighbors who tour open houses, the same families comparing streets, and the same weekend visitors who keep the East Bay moving through the fall. Events like this are one of the reasons Tim has stayed personally connected to Castro Valley for four decades, from his service on the Castro Valley Municipal Advisory Council to helping sponsor community events and car shows around town.
The holiday window is a different market
Every market has rhythms, and the November to mid-December stretch has a particular one. Serious buyers who want to close before year end are active and qualified. Inventory thins as sellers choose to wait for spring, which means fewer competing listings for the homes that do come to market. At the same time, the event season keeps drawing people into the area: the fairgrounds’ drive-through Winter Glow light show returns for the holidays (the 2025-26 season ran from November 21 to January 4), the 49th Annual Holiday Fair runs December 4-5, 2026, and downtown Hayward and San Leandro each light up their own celebrations in early December.
That combination is why some Castro Valley listings sell quickly while others sit. A home priced against real comparable sales and launched before Thanksgiving catches the buyers who are touring now. A home that steps above its price range drops out of those buyers’ searches entirely, and it can carry a stale showing history into January, when the spring inventory starts competing for attention all over again. In the current market, well-priced Castro Valley homes have been going under contract in about 29 days per the monthly market report, which is a short window compared with the rest of the country, but only for homes that are visible in it.
What sellers should do before the lights go up
If selling before the holidays matters to you, the work happens before the season’s first big weekend, not during it:
- Price from real comps now. Tim prices each Castro Valley listing from the closest recent sales, not from a guess or an online estimate, so the home enters the market in the range the buyers are actually searching.
- Prepare for the first weekend. The first weekend of showings sets the tone. Paint, landscaping, and staging guidance help that first impression match the price.
- Market before the holiday pause. Professional photography and video, targeted digital and social advertising, and agent outreach are scheduled before the launch so the listing lands while buyer attention is still high.
The Castro Valley market report is updated every month, and the neighborhood guide shows how each pocket of town prices differently around this season. Together they are the two documents that separate a home that sells before the holidays from one that waits until spring.
