Why Castro Valley Sellers Shouldn't Wait: The Case for Listing Now

If you’ve been thinking about selling your Castro Valley home, you’ve probably heard someone say “wait for the right time.” After 40+ years and more than 1,000 homes sold in this community, here’s what Tim tells his clients: the right time is rarely “later.”

Why now

  1. Buyers are still active. Serious buyers are out there right now, pre-approved and ready to move. They’re not waiting for a sign; they’re buying the homes that are available today.
  2. Your equity is working for you. In most of the East Bay, homes have held their value remarkably well. The home you bought years ago has likely built serious equity. That equity doesn’t help you until you put it to work.
  3. Waiting costs more than you think. Every month you wait is another month of property taxes, insurance, maintenance, and carrying costs. And markets can shift faster than people expect; the best time to sell is when you have leverage, not when you’re chasing it.
  4. Your life plans shouldn’t wait. Whether it’s downsizing, relocating, upgrading, or moving closer to family, the home sale is usually the step that unlocks everything else. Delaying the sale delays the plan.
  5. Interest rates aren’t the whole story. Buyers today have adjusted to the rate environment, and sellers who price strategically and market aggressively are still seeing strong results. The homes that sit are the ones that were priced or presented wrong, not the ones listed in a “bad” market.

The honest part

Tim never pushes a client to sell before they’re ready. But he does tell them the truth: waiting is a decision too, and it has a cost. If you’re even 60% sure you’ll sell in the next year, a free, no-pressure conversation about your home’s current value and the market is worth having now.
