GLOWFARI and the November-to-January Selling Window for Castro Valley

On Friday, November 6, Oakland Zoo opens the seventh season of GLOWFARI, its evening lantern festival, and the run does not end until January 31, 2027. For Castro Valley sellers, that calendar is a market signal: the East Bay’s holiday season now stretches nearly three months, and the evenings it fills are the same hours buyers tour homes. Here is how Tim Fiebig reads the long light season, and what it means if you are timing a listing.

What GLOWFARI looks like this season

GLOWFARI fills the zoo grounds with glowing animal lanterns and light trails along the hillside, and this seventh season brings all-new lantern themes, including new Hawaii and Everglades trails. The festival runs nightly from November 6, 2026 through January 31, 2027, with evenings roughly from 4:30 to 9 p.m. at the zoo on Golf Links Road in Oakland. Advance tickets went on sale October 20, and the long run means the event is a fixture of East Bay family calendars from early November all the way into the new year.

The other pieces of that calendar sit closer to home: the Castro Valley Light Parade on November 14, the tree lightings after Thanksgiving, and the fairgrounds’ Winter Glow light show with evenings into early January. Together they mean East Bay families are out in the evenings, in their own towns and nearby ones, for most of November, December, and January. A holiday evening that used to be quiet now has an itinerary.

Why the long season matters to a seller

The practical effect is that the “holiday pause” is shorter and thinner than many sellers assume. Families are already out at 6 and 7 p.m. for lights, parades, and festivals, so evening showings are a real option across the season, not just a last-resort slot. At the same time, December inventory is at its thinnest of the year, so a well-priced home faces fewer competitors while the buyers touring are serious: many are on work or relocation schedules that do not stop for the season.

The honest trade-off is reach. Buyer volume across the whole month is lower than in spring, so a holiday listing depends more on marketing, agent outreach, and the first-impression work done before launch. That is exactly the pattern the why some listings sit post describes: the homes that stall in a slow month are usually the ones priced from hope instead of comparable sales, or launched before the paint, landscaping, and staging were done. In the current Castro Valley market, well-priced homes have been going under contract in about 29 days per the monthly market report, but that pace belongs to homes that stay visible.

The plan behind a fall or winter listing

  • Price from real comps, not the calendar. Tim prices each Castro Valley listing from the closest recent sales, so a home launches in the range buyers are actually searching whether it goes live in October or January.
  • Offer evening and weekend showings. The light-season crowd is out after dark, and buyers on work and school schedules need hours that fit their week.
  • Keep the home visible through the season. A home that quietly sits through the holidays and re-enters in January carries a stale showing history into the spring, which is a harder problem to fix than pricing and preparation.

The market report is updated every month, the neighborhood guide shows how each pocket of town prices differently, and the December listing plan maps the month from the tree lightings to the Winter Glow evenings.
