What Thanksgiving Week Really Means for Castro Valley Sellers

Thanksgiving falls on Thursday, November 26, and the week around it is one of the most misunderstood stretches on the Castro Valley calendar. Between the turkey trots, the food drives, and the family gatherings, showings slow, but the weeks on either side of the holiday are a real selling window. Here is how Tim Fiebig reads the pause, and why it may work in a seller's favor.

What the Thanksgiving week looks like

Thanksgiving morning brings the Bishop Ranch Turkey Trot, a 5K in nearby San Ramon, one of the traditional East Bay ways to start the day, and the weekend after it is Small Business Saturday on November 28, when local shopping districts and village centers draw neighbors out. Around the Eden Area, holiday food drives and meal services step up through the pantry network and meal programs across Hayward, and the San Lorenzo Family Help Center continues its by-appointment food assistance for the surrounding communities. The year-round Saturday farmers' market in Castro Valley keeps its schedule into December, so the town's weekly rhythms never fully stop.

That mix matters to sellers because it shows how buyers actually spend late November. The week itself is a pause: families gather, schools close, and open-house traffic drops. But the weekend after Thanksgiving, when the shopping season starts in earnest, is when serious buyers get back online, tour neighborhoods, and compare the listings that are actually available.

The weeks around the pause matter more than the day

In the current Castro Valley market, well-priced homes have been going under contract in about 29 days per the monthly market report. That pace only holds for homes that are visible when buyers are searching. A home launched in the first half of November catches the Light Parade crowd and the pre-holiday buyers; a home that waits until the week of Thanksgiving steps into a quieter market, then relies on the post-holiday reset to find its rhythm. Neither timing is wrong, but they are different plans, and the difference usually shows up in days on market.

Sellers who want to be under contract before the holidays treat the weeks before Thanksgiving as the launch window and the holiday week as the pause in between. Sellers who prefer to wait plan for the December market, when the tree lighting and holiday fairs pull buyers back into town but inventory is at its thinnest. The Light Parade post lays out that November window in detail, and the neighborhood guide shows how each pocket of town prices differently this time of year.

What sellers should do before the table is set

  • Price from real comps now. Tim prices each Castro Valley listing from the closest recent sales, not from a guess or an online estimate, so the home enters the market in the range the buyers touring this month are actually searching.
  • Make the first weekend count. The first weekend of showings sets the tone. Paint, landscaping, and staging guidance help that first impression match the price.
  • Plan for the post-holiday reset. If the holiday week itself is quiet, marketing, agent outreach, and fresh content are scheduled so the listing is front and center when buyers return the weekend after Thanksgiving.

The Castro Valley market report is updated every month and tracks the days-on-market number that separates a fast sale from a listing that stalls. If you would like a straight read on your home before the holidays, that conversation starts with a call.
